As a sole practice designer, John is able to personally engage with and work directly with clients. He is able to offer flexibility, low overheads and efficient service, and has a committed work ethic to produce a high standard of documentation to deadlines and to meet budgets.

Because of longstanding family connections within the building industry, John is able offer practical advice and design solutions, and understands that your project need to meet your personal or business requirements as well as your budget. All documentation including sketch plans, and working drawings is produced using CAD.

It is a measure of the firm’s continuing success that the majority of its work comes from its strong repeat customer base or direct referrals.


Ascape Design Ltd can assist with some or all of the following stages that a typical residential or commercial project may involve.

  • Site investigations and analysis, initial advice on site selection, purchase of section or existing house with advice on planning controls and legislation
  • Concept plans and feasibility studies incorporating client ideas, exploration of design options for discussion and client approval
  • Sketch plans: preparation of further developed drawings to ‘definitive design’ stage in consultation with client; provide advice as to whether or not a Resource Consent is required; confirmation of layout plans for construction;
  • Resource Consent- liaison with local authorities (if required), preparation of Resource Consent documentation and application
  • Construction documentation:
  • Building Consent documentation: prepare working drawings and trade specifications; submit Building Consent application to local authority on client’s behalf
  • Contract documentation: assistance with tendering process, obtaining the services of a building contractor and help to arrange the building contract
  • Project management: assist with contract administration, liaise with building contractor , manage and document contract variations, assess builders payment claims etc


At the commencement of a project a fee proposal letter, for the approval of the client, will be prepared which breaks the design process into stages (more or less as described above).

Generally the initial stages of a project (concept plans up to definitive sketch plans) are completed on an agreed hourly rate.

At the point where the scope of the building or landscape project is defined, a fixed fee can be provided to complete project documentation work and contract administration.

The fee proposal letter will clearly describe the scope of services to be provided by Ascape Design Ltd and will also identify whether the services of other professional consultants such as land surveyors or structural engineers will be required.


John possesses a broad range of skills and experience to be able to manage the building process for you from start to finish. John aims to provide quality detailed drawings and specifications that clearly communicate the design intent to the contractor. He will liaise with local authorities, and provide them with consent documentation and can also assist clients through the construction phase of a project.
